NOTICE OF PUBLIC HEARING
CITY OF MENDOTA
REGULAR MEETING OF THE PLANNING COMMISSION
NOTICE IS HEREBY GIVEN THAT, on September 22, 2026, at 6:30 p.m., or as soon thereafter as possible, the Planning Commission of the City of Mendota will hold a public hearing at a regular meeting at Mendota City Council Chambers, 725 Riofrio Street, Mendota, CA 93640 to conduct the following business:
PUBLIC HEARING TO CONSIDER THE VESTING TENTATIVE TRACT MAP NO. 6541 PROJECT, submitted by Yamabe & Horn Engineering Inc. on behalf of Crown Homes proposing the development of a 271-lot residential subdivision on an approximately 53.43-acre portion of Assessor’s Parcel Numbers (APN) 012-190-25ST and 012-160-25ST (Project site). The Project site is located outside the City of Mendota’s current city limits and its Sphere of Influence, adjacent to the west side of Amador Avenue and the western extent of the existing city limits. In addition to the 271 single-family residential lot Tentative Subdivision Map proposal, the Project includes a request to annex the Project site into the City of Mendota, contingent upon the amendment of the City’s Sphere of Influence, which has already been initiated. Additionally, the Project proposes to amend the existing Low Density Residential land use designation for APN 012-190-25ST to Medium Density Residential (limited to the Project site boundaries) while concurrently amending the City’s Official Zoning Map to prezone the same area to the R-1 zone district (Single-Family/Medium Density Residential), which is consistent with the proposed Medium Density Residential General Plan land use designation. The Project also proposes to prezone the portion of the Project site on APN 012-160-25ST to the P-F (Public Facilities) zone district. The application also requests the Project be processed as a Planned Development.
In addition to considering the Tentative Subdivision Map proposal, General Plan Amendment, Prezone, Planned Development, and Annexation, the Planning Commission will review and consider an Initial Study/Mitigated Negative Declaration prepared for the Project pursuant to the California Environmental Quality Act.
The Planning Commission will forward its recommendation to the City Council for its consideration.
